About the building

The Property

Construction of Glyptoteksgården began in the winter of 2002–2003, and the first apartments were ready for occupancy in May 2004. The construction is covered by Copenhagen Municipality’s local plan 191.

Walls, floor separations and load-bearing partition walls are made of reinforced concrete, while light partition walls are built with two layers of 13 mm plasterboard. Bathroom walls are built in aerated concrete and covered with tiles.

Upon completion of the construction and handover of the apartments, a folder titled "Operating and Maintenance Manual" was prepared for all apartments, containing the necessary guidance for the materials used in each individual apartment, etc.

The property is equipped with a centrally controlled extraction system that provides ventilation in the bathrooms and controls the cooker hood in the kitchen. It is therefore not permitted to install cooker hoods with their own motor. For details on functions, see the menu item "Practical Information".

Who pays for what?

The owners’ association is responsible for the management of the building’s common areas, which include the building envelope (brickwork, windows and doors) as well as courtyard and basement areas. Basement areas do not include the parking basement, which is managed by Hotel Cabinn on behalf of an external owner.

Roughly speaking, the division of responsibilities can be described as follows –

  • everything outside the front door of the individual apartment is managed and paid for by the owners’ association through the collected common charges, and
  • everything inside the apartment’s front door is managed and paid for by the individual owner.

The owners’ association follows the principle that whoever orders, pays, meaning that if an owner orders a tradesperson to carry out work that actually falls under the responsibility of the owners’ association, the person placing the order will pay. In case of doubt about who is responsible for resolving a task, the caretaker can be contacted.

Each resident is responsible for any damage they cause to the property.
