Awnings

It is permitted to install awnings over balconies when these meet a number of uniformity requirements. Awnings must be approved by the board before ordering and installation.

Balcony

The installed screening must not be altered, and additional screening must not be installed.

The drains on the balconies must be cleaned at regular intervals to remove leaves and other debris that may clog them. Cleaning is carried out through the loosely mounted hatch connected to the downpipe.

Clogged drains may cause water damage to the apartments below.

Cleaning of the balcony floor must be done using cleaning agents without bleach or acid content. When de-icing the balcony floor, salt must not be used.

Due to the construction of the balconies, there are gaps between the wall and the balcony. Consideration must therefore be shown to other residents when watering plants on the balcony, using a grill, cleaning the decking boards, and washing windows.

Barbecue, use of

The emergency services state that it is not prohibited to use charcoal barbecues in apartment buildings, but that the use of open fire is strongly discouraged.

It is therefore recommended that only gas and electric barbecues are used on balconies, and that charcoal barbecues are only used on gravel areas or terraces in the courtyard. Consideration should be shown for other residents when using barbecues on balconies.

Bicycles and Mopeds

Bicycles must be placed in the bicycle racks in the courtyard or in the individual owner’s parking space in the basement.

Every year, a clean-up of abandoned bicycles, etc. is carried out in the common areas and in the basement.

Cleaning and Window Cleaning

Cleaning and window cleaning in common areas are handled by a cleaning company that has a contract with the owners’ association. In case of deficiencies or similar issues, contact is made with the caretaker.

Common Areas

Common areas include stairwells, basement corridors, and garden areas. It is not permitted to store private belongings in the common areas.

Cooker hoods

The installed cooker hoods are model EXHAUSTO ESL120AE.

The cooker hoods are connected to a central extraction system, which is part of the apartment’s overall ventilation. Therefore, only cooker hoods that are compatible with the system may be installed.

It is not permitted to purchase other models and connect them to the central system, as this disrupts the operation of the system and causes odour nuisances for all other residents in the same stairwell.

To ensure optimal ventilation in the apartment, it is recommended that the filter in the cooker hood is cleaned regularly. For instructions – see the attached PDF file.

Door Phone System

All stairwells are connected to a door phone system. It is possible, for a fee, to upgrade the door phone with a camera version at the resident's own expense. As electronics prices fluctuate greatly, an exact price cannot be stated here, but the caretaker can obtain a quote. Orders are placed through the caretaker.

Doors and gates

Doors and gates to stairwells, the courtyard, the parking basement and the basement corridors must always be closed and locked. Always make sure who is being let into the stairwells so that unauthorized persons do not gain access.

Electrical cabinets

Technical cabinets located in common areas must not be opened or operated by unauthorized persons.

Elevator

There is an elevator in the stairwells, which is serviced in accordance with applicable regulations. In case of malfunction, the caretaker is notified, who will arrange for service to be called.

In emergencies where people are trapped in the elevator, help is called by pressing the alarm button for about 5 seconds, which activates the emergency call center.

Fire Doors

Doors to basement corridors and the parking basement are fire doors and must always be kept closed and must not be blocked.

Fireworks

Fireworks must not be stored in basement rooms and must not be ignited anywhere on the property

Flammable liquids

Flammable liquids must always be stored in accordance with applicable fire regulations. They must therefore never be stored in basement rooms or left in common areas.

Garden and Courtyard Areas

The garden and courtyard areas are freely available for use by the property’s residents. Residents are requested to show consideration for both the planting and the furnishings in the garden, and it is expected that the area is tidied up after use. If the garden area is to be used for a private gathering, it is a good idea to inform the other residents, for example by using the notice boards in the stairwells.

Hallways and staircases

Hallways and staircases serve as escape routes and safety areas. Therefore, no items may be stored in these areas. 

Heating system

The property is supplied with district heating from HOFOR. On-account contributions for heating are collected by the administrator through the monthly common charges.

Reading of the heat meter takes place automatically and online. The annual consumption statement is issued by the property administrator, who charges or offsets any differences in relation to the prepaid on-account amount.

In the event of a failure in the heat supply, the caretaker is contacted.

Insurance

The property’s insurance covers the building envelope (walls, roof, windows and doors) and common areas. Damage to these must be reported to the caretaker, who will ensure that the necessary action is taken.

It is the responsibility of each individual owner to insure the toilets, washbasins and similar fixtures in their apartments.

Internet

The owners’ association subscribes to a shared internet connection of 1,000/1,000 Mbit, which is paid through the common expenses. In case of problems, contact the caretaker.

Janitor

Property services are carried out by the janitor through the company Danneskjold. The janitor can be contacted by email: christina@dsejendomsservice.dk

The janitor is responsible for cleaning and tidying the association’s common areas, etc. In addition, the janitor can be contacted in case of

  • Ordering keys and key fobs
  • Requests for new nameplates for the front door, mailbox and door phone
  • Problems with lock boxes
  • Complaints about waste collection and containers
  • Complaints about cleaning and tidying, including snow removal and ice control
  • Problems with district heating and water supply
  • Problems with internet connection
  • Problems with elevators

Keys and Key Fobs (ADK)

All external doors to stairwells, doors to basement corridors and locks on the gates to the garden are fitted with electronic locks, which are operated with key fobs, commonly referred to as ADK. The key fobs are used on the doors mentioned, and their use is logged in the system. If a fob is lost, the caretaker must be contacted so the lost fob can be blocked in the system, preventing unauthorized access to the building.

After the introduction of the electronic locking system, the physical keys can only be used for the individual front door, mailbox and private basement room.

How does the electronic locking system (ADK) work?

The electronic locking system consists of two types of locking points –

  • Online – 7 points facing the street (the 5 stairwell doors, garage gate and garage door), and
  • Offline – all doors facing the garden and the basement corridors.

The system uses SALTO key fobs, which must be activated before use. Activation is done by placing the key fob on one of the online readers located at all entrance doors facing the street. Once a key fob has been activated, it will remain active as long as it is used.

When must the key fob be activated/reactivated?

  • If one of these 7 online external doors is used regularly, the key fob will automatically remain activated and access to the other doors will be possible.
  • If one of these 7 external doors is only used occasionally, the fob must be reactivated at least every 14 days.
  • If the fob is not activated, it will not be possible to open the gates into and out of the garden or the doors from the garden to the stairwells. This means being “trapped” in the garden. There will also be no access to the basement corridors.

When accessing through an online point, the key fob must be placed on the reader, which will then show a green light. At the same time, a click will be heard from the lock when it is activated.

When accessing through offline points, the fob is placed on the lock. When it lights green, the lock knob is turned as if it were a key and the door can be opened. Do not pull on the lock knob, as this may damage it. Only use the door handle to open the door once the lock has been activated.

Ordering additional keys and key fobs is done through the caretaker and at the resident’s own expense.

The property’s physical keys are part of a unified key system. It is therefore not possible to go directly to a locksmith to order additional keys.

Nameplates

To ensure a uniform appearance, nameplates for front doors, mailboxes and door phones must be ordered through the caretaker. Payment is settled via an invoice from the administrator.

When moving in or out, the caretaker must be contacted to change the signage.

The installation of advertising signs is not permitted.

Noisy behavior

It is prohibited to make noise and play loud music between 11:00 p.m. and 7:00 a.m. on weekends and between 10:00 p.m. and 7:00 a.m. on weekdays. Inform other residents if, in exceptional cases, the above rules cannot be observed.

The use of drills and other noisy tools is not permitted between 8:00 p.m. and 7:00 a.m.

Washing machines and other technical appliances must be installed so that their noise does not cause a nuisance to other residents.

The courtyard is very echoey and acts like a sound funnel. Consider other residents when playing music, talking on the phone, watching TV, and similar activities in the open area.

Parking Basement

The parking basement is externally owned and is operated and managed on a daily basis by Hotel Cabinn. The hotel has the right of use to a number of spaces, and owners of some of the apartments have the right of use to the remaining spaces.

The parking basement may only be used by owners who have the right of use to one or more parking spaces.

It is not permitted to park or leave any items outside the marked parking space.

Due to the ownership structure, the owners’ association has no responsibility for conditions in the parking basement and no authority to make decisions relating to it, and the owners’ association does not participate in its finances.

The budget and accounts for the parking basement are included in the association’s accounts as an intercompany item between holders of rights of use and the hotel. Owners with a right of use are charged a monthly fee through the administrator of the owners’ association. Other owners are not affected by the operation of the parking basement.

Parking Space – Transfer of Parking Space Form

The board administers the rights of use for the parking basement.

If an owner with a right of use to a parking space wishes to dispose of it, this is done as follows:

  • The holder of the right of use contacts the administrator of the owners’ association.
  • The right of use is advertised for sale among the residents of the property for a period of 3 weeks.
  • If no purchase offers are received from residents of the property during this period, the right of use may be offered for sale to interested parties outside the property.
  • In connection with the transfer, the seller must document the right of use and complete the form for transfer of the right of use to the new owner. These documents are sent to the administrator of the owners’ association, who is responsible for registering new owners and collecting the monthly fee. Pets

It is permitted to keep small pets, provided that they do not cause a nuisance to other residents through noise or odor. It is not permitted to walk pets in the common areas.

Sewer and Drainage

The owners’ association is responsible for the operation of the sewer system and vertical drainpipes outside the individual apartments. Pipes and drains inside the apartments are the responsibility of each individual owner.

Shelter Rooms

The basement corridors are classified as shelter rooms. It is therefore not permitted to leave or store any items in these areas.

Television

Cabling for TV has been installed in all apartments in connection with the start of the construction.

It is not permitted to install satellite dishes or antennas on the balconies.

Terraces

Owners of ground floor apartments have a private terrace instead of a balcony. It is the owners’ duty and responsibility to water and trim the hedge around the terrace and to keep both the terrace and the hedge free of weeds.

Ventilation

The property is connected to a central ventilation system that ensures air exchange in the apartments via exhaust vents in the bathroom and the cooker hood in the kitchen. Since the system extracts air, it is important that there is sufficient air supply by keeping the ventilation grilles in the windows open. Otherwise, a vacuum may form, which will cause a whistling sound in the apartment.

In the bathrooms there is also extraction through a vent. This must be cleaned of dust, otherwise a whistling noise will occur. The vent is removed by turning the outer ring counterclockwise and thereby removing the entire vent. The middle part must not be moved/turned in relation to the frame. Carefully wash the vent in soapy water. 

Wall – the Building Envelope

The building envelope is maintained by the owners’ association through the collected common expenses.

It is not permitted to permanently attach personal items to the brickwork unless this has been approved in advance by the board.

It is not permitted to install key boxes on the property’s facade. The only exception to this is key boxes that are part of the municipal emergency services and/or home care services.

Waste and Waste Sorting

The property is connected to the City of Copenhagen’s waste collection scheme, which requires that all waste is sorted. Guidance on correct sorting can be found by clicking the button below. 

In the courtyard, containers are provided for cardboard, paper, plastic, metal, batteries, electronics, glass and bottles, bio-waste, as well as a lockable cabinet for hazardous waste. The code for the cabinet with hazardous waste is - 4444.

Waste bags for bio-waste can be collected from the dispenser by the container.

If the containers in the courtyard are full, the waste must be taken to the containers in the waste room in the basement. The containers for residual waste can be accessed from the parking basement.

It is not permitted to place waste and bottles next to the containers.

Residual waste is disposed of via the waste chute, which is located on each floor by the staircase. The waste must be packed in closed bags. Remember to close the hatch after use.

Please note that pizza boxes, loose paper and plastic must not be put in the waste chute, as this will clog and damage the ventilation system in the chute.

Water Supply

Domestic water is supplied by HOFOR. On-account contributions for water are collected by the administrator through the monthly common expenses.

Reading of the cold and hot water meters takes place automatically and online. The annual consumption statement is sent out by the property administrator, who charges or offsets any differences in relation to the prepaid on-account amount.

In the event of a failure in the water supply, the caretaker is contacted.

Windows and Balcony and Terrace Doors

The windows and balcony and terrace doors are from the company VELFAC.

Side-hinged windows and doors are fitted with a stepless friction brake, which makes it possible to hold the sash in any position.

In strong winds, however, the windows and doors should be closed or the handle set to the ventilation position, which means that the window is only open with an approx. 1 cm ventilation opening.
